Resident Qualification Requirements

We’re excited that you’re considering one of our homes! The information below outlines the standards used during our screening process to help determine if you’re a good fit for residency. Our goal is to ensure a fair, consistent, and transparent review for all applicants.

Income Requirements

Income-to-Rent Ratio

Applicants must demonstrate sufficient, verifiable income to comfortably support the monthly rent.

Total Combined Monthly Income of All Applicants:

  • 3 times or greater than the monthly rent

    ✔ Criteria Met

  • At least 1 time but less than 3 times the monthly rent

    ✔ Criteria Met with Qualified Co-Signer

  • Less than 1 time the monthly rent

    ✖ Criteria Not Met

Income must be verified through acceptable documentation such as recent pay stubs, tax returns, employment offer letters, or other approved records.

Credit History

Credit Score Evaluation

  • 650 or higher

    ✔ Criteria Met

  • 600 – 649

    ✔ Criteria Met with Qualified Co-Signer

  • 599 or lower

    ✖ Criteria Not Met

No Established Credit Score

Applicants without an established credit profile may qualify with a qualified co-signer.

Bankruptcies

  • Any discharged bankruptcy within the last 5 years

Rental History

A positive rental history is important in determining eligibility.

Landlord-Resident Disputes

  • Judgments in favor of a landlord within the last 5 years

    ✖ Criteria Not Met

Applicants should demonstrate a record of on-time payments, lease compliance, and responsible tenancy.

Criminal Background Screening

A background check will be conducted on all applicants. Criminal history is evaluated based on the type of offense, severity, and timeframe.

Automatic Denial (Criteria Not Met)

  • Any drug possession (all time)
  • Any drug trafficking or manufacturing (all time)
  • Any sexual offenses (all time)
  • Any violent offenses (all time)
  • Judgments related to landlord disputes within the last 5 years
  • Found in OFAC/terrorist database records

Manual Review Required

The following may require further review and supporting documentation:

  • Alcohol-related offenses within the last 7 years
  • Driving Under the Influence (DUI) within the last 7 years
  • Marijuana possession within the last 7 years
  • Marijuana trafficking/manufacturing within the last 7 years
  • Other drug-related offenses within the last 7 years
  • Criminal mischief (all time)
  • Dishonesty or fraud offenses (all time)
  • Crimes against persons within the last 7 years
  • Crimes against property within the last 7 years
  • Crimes against society within the last 7 years
  • Financial non-violent offenses within the last 7 years
  • Non-violent offenses within the last 7 years
  • Weapon-related offenses within the last 7 years
  • Any discharged bankruptcy within the last 5 years
  • Listed on a sex offender registry

Each case will be reviewed individually, considering factors such as time since the offense, severity, and evidence of rehabilitation.

Co-Signer Requirements

When required, a co-signer must:

  • Independently meet the 3x monthly rent income requirement
  • Have a credit score of 650 or higher
  • Pass the same background screening criteria

The co-signer must sign the lease agreement and accept full financial responsibility.
